Construction of reinforced concrete houses in Mauritius

Y²M Co. Ltd builds individual reinforced concrete houses throughout Mauritius. Registered with the CIA as a Building Contractor (ref. CT/BW/L/H-01663), our company handles everything from the structural work alone to turnkey delivery, according to each client’s needs.

We offer design-build contracts where our team coordinates architects and engineers to obtain the BLUP (Building Permit Application) before construction begins. If you already have your plans and permits, we only handle the construction phase.

What building a house entails

  • Foundations, slabs, columns, beams and structural work in reinforced concrete
  • Block masonry and construction of load-bearing walls
  • Reinforced concrete slab roof or metal frame with CIS roofing
  • Interior and exterior plastering on all concrete and block surfaces
  • Boundary walls, gates and exterior staircases

From structural work to turnkey delivery

Depending on your project and budget, we intervene at different levels:

  • Structure only (commonly called “grey”): foundations, slabs, walls, roof and drainage system
  • Complete delivery: structure, interior finishes plumbing, electricity, air conditioning, painting and outdoor amenities

Extensions and additions

We also carry out vertical extensions on existing houses. This type of project involves demolishing the elements to be replaced, reinforcing the load-bearing structure if necessary, and then constructing the additional levels in reinforced concrete.

  • Adding one or more floors to an existing structure
  • Controlled demolition of the elements to be replaced (roof, partitions)
  • Redistribution of interior spaces according to the new plan
What are the steps involved in building a house in Mauritius?
Construction in Mauritius follows three phases: obtaining the BLUP (Building and Land Use Permit) from the Local Authority, the structural work in reinforced concrete (foundations, slabs, walls, roof), and then the finishing work (plumbing, electricity, finishes, painting). The duration varies depending on the surface area and the level of finish chosen.
Yes. Every construction project in Mauritius requires a BLUP (Building and Land Use Permit), issued by the relevant Local Authority. This document formalizes the right to build and defines the rules regarding size, alignment, and land use. Y²M Co. Ltd can coordinate architects and engineers to obtain this permit under a design-build contract.
The structural work alone (“grey”) covers the foundations, slabs, load-bearing walls, and roof. Turnkey delivery also includes interior finishes, plumbing, electricity, air conditioning, painting, and landscaping—the building is ready to move into.
